The new rating that was announced places Mallplaza at the top of the universe of Latin American real estate companies analyzed by Fitch, backed by its strong business profile and robust credit metrics.
Santiago, 15 October 2026.- Basing its rating on a strong independent credit profile that stands out over its parent company, predictable cash flows, robust capital structure and recent transactions on the Colombian and Peruvian markets, the international agency Fitch Ratings raised Mallplaza’s long-term international risk rating to “BBB+” with a stable outlook.
“This upgrade by Fitch Ratings confirms the solidity of our business model, our strict financial discipline and the consistency of the results that we have built in the different countries where we operate, strengthening our position as leaders in the Andean market,” said Mallplaza CFO Felipe Ramírez.
Likewise, Fitch Ratings also considered Mallplaza’s current market position as South America’s biggest and most diversified shopping center operator. The company has an attractive portfolio of dominant assets in Chile, Peru and Colombia, with consistently high occupancy levels and a diversified tenant base, administering 2.5 million square meters of gross leasable area.
At the same time, the company is moving forward with an investment plan for over USD 600 million through 2028, aimed at expansions, transformations and new formats. Recently announced Mallplaza initiatives that stand out include the acquisition of eight assets from Gran Plaza in Colombia and the creation of a joint venture with Falabella, which will group together six assets currently managed by Falabella Inmobiliario, after which the shopping center operator will go on to control the assets with a stake of at least 51%.
Looking to the future, the company’s global strategy is moving forward with the aim of continuing to strengthen its asset portfolio, deepen its value proposition and consolidate itself as a Latin American reference in urban center development.
